Tip #2. Look at the niche the domain name is aimed at, how many potential end user buyers could there be for the domain.
Tip #3. Check to see who owns the major domains in the niche and whether they are developed.
Tip #4. Check historic domain sales records for the niche.
Tip #5. Check word search popularity of the domain name.
Tip #6. Check affiliate programs likely to be useful on the developed website.
Tip #7. Wonder why nobody else has previously registered the domain.
Tip #8. Check the domain name for Trade Mark infringements.
Tip #9. Keep your credit/debit card in a multi-combination safe that takes at least 5 minutes to open (this will figuratively give you at least a little time to reconsider registering the domain).

As for .co.uk and .de domains of course they sell, just do not expect generally as much as for the .com domain. There is a TV program about opal mining in Australia that is quite informative and in many aspects could be about domains. There are numerous types and qualities of opals and some of them are tremendously more valuable than others, the most expensive is Black Opal, but the fact is that even the lower value types opals do have a value and when a good seam of opals is found they can still make the miner a millionaire.
(It should be pointed out that another similarity with opal mining and domaining is that most people do not make a profit from it.)
