I have found 4 unregistered - software related - .COM names with a high cpc (between 30 and 45 US dollar) with no more than 50-150 exact matches per month (per name). Is there a reason not to register such names?

Rather than looking at CPC (or in complement), try to imagine whom you are going to sell the domain to. You can for example search in G or look in zfbot if there are plenty of domains that contain your keyword.

An other question you could ask yourself: would you like your business to be named 'yourkeyword' ? Does it sounds great ?

You can also check if the keyword is difficult to rank or not. EMD does not give a huge advantage anymore. If I were a business, brandability would be more important for me than EMD.

Is there a reason not to register such names?

Some example scenarios:

...because of the hyphens, I wouldn't want flight-simulation-software.com

...because it has a typo, I wouldn't want flightsimilationsoftware.com

...because it has too many words, I wouldn't want flightsimulationsoftwarecompany.com

...because the words are in an awkward order, I wouldn't want simulationflightsoftware.com

The names don't contain hyphens or typos and the words are in the right order.

IMO in a niche a 'descriptive' name is better than a brandable one. F.e. .....software.com is better than bladibla.com. In a niche there is less need to have/market a brandable name. Again, IMO.

I think "50-150 exact matches per month" is the total searches estimation. So you don't know how much traffic to your site per month. And the important factor is that how many and how strong are your competitors in this market. Will your website get higher ranking than them? Just though so.

Descriptive and brandable names both have their advantages. There is demand for good ones in either direction, and descriptive names have to be brandable to some extent. Regardless of CPC rates and searches, if a domain is too long or overly narrow in scope (i.e. hp500printerdriver.com), nobody will want it, except maybe SEO spammers, who don't typically spend much on domain names.

The "exact searches per month" can be used to gauge popularity of a search term to determine possible demand for a domain name, but it does not necessarily indicate traffic for the domain. 50-150 exact searches realistically equates to less than a visitor a day for the type-in traffic to the exact match .com.
