When you guys say developed, you mean a site ready to go, like completely? I mean, a site like this, I think of a community (forums). Should I have those ready to go to? The only thing I can think of is forum software... what the client would need, etc. Any tips?

If you're thinking of developing it that I think that you should keep it(if it goes well offcourse)
This way you will get paid from PPC ads and get to see if it has any future potential(depends ALOT on your work).

Maximum, if it doesn't work ya can always sell it for good mid $xxx - perhaps more(if its developed offcourse)

MyBB seems to work well too, I've used it myself. I have a vBulletin for my personal community.

The thing is, I don't want the potential buyer of the future to dislike my choice of the forum software, etc. Is that ever a problem with these types of things?
