What's your opinion of this domain value as a website ( forums or blog ) at a definite niche for web masters?

Not sure who would be the buyer for the hotspot keyword. hence, I see this as a reg fee name. While there have been several webmaster domain sales, this one is tricky and definitely difficult to sell.
