Do not pay for a "professional appraisal".....you will get free opinions here from people in the biz

and keep it listed and direct to SEDO as you have it now. I would list it as a fixed price of $750, tho, not as a "make an offer"

I have no idea about the ability to sell by posting here.....but if you are in urgent need, then lower your price alot, because it is unlikely to sell quickly at the high $xxx range. It might sell quickly at the very low $xxx range.
