SUB domain or folder for SEO?

Which one would you recommend for:

optimizing for "homes in city state"

lets say we have the domain: house.com

1) city.state.house.com/homes/
2) house.com/state/city/homes/
3) homes.house.com/state/city/
...

Your thoughts are very much appreciated.

My preference is always use sub-domains over sub-directories.
Because if needed be can be allocated to separate Ip's or hosting space by the use of DNS if needed . This is not of much benefit for SEO ,but easy to setup now ,because changing structure later will hurt the SEO

i would say subdomain. subdomains rank better on google rather than a folder name...
