its nowhere even close to 5000

San Jose is one of the largest cities in CA. Even with the hyphen, this name is worth 60k+

If you see a hyphenated .info going for 3-5k, then you can safely assume the .com to be about 20%+ of its value.

You can take a scroll through this thread and see if you find anything, as far as I know the highest ever publicly reported hyphen sale was
18-wheeler.com for $82,390 (shown on DnJournal) of course there's probably been higher pvt sales.

The thing with such city names is that very few of them are actually sold. Most of them are developed, since city names do very very well as developed websites. San-Jose.com is an excellent name, and one you should ideally develop.
