General Requirements:
The site is a real estate website featuring upscale property listings worldwide, like: http://foreignproperty.com/ but more classy.
I am looking for a professional design with bright, living colors like http://www.theworld.ae/ for example
The domain name is:
(please do not refer to that name to avoid indexing by search engines)
Your duty: create a unique layout β design a vector logo β code the layout into XHTML.
Logo:
The logo should incorporate the keywords 'foreign' and 'properties'.
It is not a requirement to indicate the full domain name with .com.
Since the logo will also be used for print I would like a vector logo.
Layout:
See the draft image below for a basic schema.
Conceptually the site will be structured like this (roughly):
a matrix of 2 rows & 2 columns: logo on the top left side, header image on the right.
Menus items on the left side, here a few example menu items you can use as placeholder: Property search, List property, Login, Create account, Guides, FAQ, Rates, Services, About us
I would like a simple but classy text menu with rollover effect like http://www.swissinfo.org/eng/index.html
Technical requirements:
- design should be light and load quickly, basically it's a simple structure with a few <DIV> blocks and small graphic elements.
- layout must be XHTML 1.0 compliant, tables must not be used for layout
- all formatting must be placed in external CSS file, no inline CSS
- the site should be geared for a minimum resolution of 800*600, the minimum width is 780px but the layout should stretch to occupy 100% of available width so it should be a liquid layout. The left 'column' (logo + menu) should have a fixed width of 200px (roughly), the right section being 'stretchable'.
- font sizes must be expressed in relative size (em), Arial, Verdana, sans-serif
- menus should be styled text only (as per example above), no images for menus, the site must be very crawlable and accessible
- the images should be plain GIF/JPEG images, no Flash. The header should be JPEG.
Additional Information:
If you can do the template but cannot slice and code into XHTML, no problem but please state so clearly as I will have to hire someone for that task.
All the raw files (Photoshop, AI etc) must be submitted by winner. I am looking for a unique design and retain full rights on it.

Needless to say β it must render well in all mainstream browsers.
