In my personal opinion, intangible assets fit domains the best. Though, I obviously understand why domains are considered digital real estate when it comes to narrowing it down to definitions - it doesn't necessarily work.

I've always referred to domains as "Digital Real Estate," but they're also Digital Assets so I choose both. Actually, you have those two options in there but they're both really the same. Real estate, no matter what type it is (commercial, residential, with a building/home on it, without a building/home on it..etc) is an asset if you own it. Domains are internet real estate and you do own the domain so long as you're keeping it renewed, so it's also a digital asset.

It is probably my lack of sophistication, but I am not clear on the distinction between digital assets and real estate.

I really liked what @Bravo Mod Team added, that for many names the highest value is as digital tools. The various 'as a service' startups I would view this way.

I think a domain name can be any of ....
  • 'Ground' to build a brand upon.
  • Asset needed to effectively communicate in various ways.
  • Basis for marketing.
  • Tool for delivering a service.
  • Protection from confusion over your brand and operation.
  • Ease and clarity for your clients and potential clients.
  • Base for social sharing and interaction.
  • Way to simplify processes (e.g. easier name to remember correctly, URL shortening, etc.)
