I'm obviously thinking the restaurant/food niche, but wouldn't rule out a cheeky massage parlour overlooking Central Park!

Probably around $350 absolute maximum. It requires some imagination and intent to develop something around it which might affect value significantly. $20~$80 will probably be a comfortable range for a quick sale.

Has potential for a thai-themed website in NYC or the state of new york. Could be thai food, dating, immigration/visa related etc.
