This is a PR5 domain. I want to sell it but sedo and other automatic appraisals says it is worth not more than some xxx euros.

Whats your opinion.

Reading all you past appraisal threads you seem the most qualified to appraise such a domain. Most people can't point out Albania on a map if they had to save their life (including me, well, I knew vaguely but it's so tiny).

Also, keep in mind, the fact that the Albanian registry is stuck in the classic "stone age" doesn't help it at all.

I think it best to avoid ccTLD unless you reside in that particular Country and the intended site is based in said Country. With that being said, I think this domain has a very low reseller value in the mid $xx range. IMO.

You have to know also that the most of the young Albanians live here in Greece and prefer to buy from the greek market.
