With the huge popularity of .NYC extension and NYC being the richest city in america, this is the perfect domain for a directory, review site, school site, etc. New York has a population of nearly 20 million, making it a very large city at that. Another appraisal I received told me that I was looking at low $xxx to high $xxx. You don't think so?

I don't see the value either. The plural prevents it from being the site for a specific institute and leaves it to be more of an informational site. Additionally, "institutes" is really not the best term for a generic high educations site as it narrows the niche a lot IMHO. It would be better as "colleges" etc. Now, as informational site it could still be pretty big since it could use affiliate links and high CPC ad money. However, people don't tend to pay a lot for those unless they are premium. Being a geo domain with those restrictions further lowers the value since - even tho NY is big - it restricts the audience.

So to sum it up:

Pros:
- NY Audience
- Strong Market (higher education) with high CPC, etc

Cons:
- "Institutes" is not the best term for this type of site (at least in plural)
- Plural restricts it to less business use and more informational focus with ads/affiliates on the site to make the revenue
- Geo domain restricts the audience

I see it as regfee - mid $xx reseller and high $xx to low $xxx enduser. But its always possible to get more (not much IMHO) if you can find someone specifically looking to build something in that niche - so do your homework and look for people and market the domain.

Unlikely. The domain is just too vague.

There is only one reported "institutes" sale at Namebio. And it was institutes.com. I would say low to mid $xx.
