Renewal is a factor but at $36 this particular new gTLD has enough merit to hold IMO.
I think many end users could expect to hand over low to mid $x,xxx for the top shelf new gTLDs and new.properties is not on the bottom and already carries a certain amount of liquidity.

This is direct a type in so is worth money now. $xxx future could be much higher $x,xxx+
The first enquiry new owner receives pays for the domain. This is high commission for end user.
This is best name for the extension. Only a hand full of domains in each extension can be used as type ins. These direct type ins are the only new extensions that will actually bring traffic others will be lost in search engines.
I think this could go for a good xxx to x,xxx price if you auction it well on Flippa.
It's not just good for physical realty but also for online realty(domains).
I think if i had to get a name in that extensions.. i would consider new or online

their is also a .property so maybe the price of mine .Properties has to relate to hisโฆ.or his to mine.
maybe in the future domineers have to work more together to get good prices and not for the buyer to have the upper hand.
time will tell i guess if any interest in new GTLD
