I have a friend that has this domain name
The keyword has 110,000 searches a month in google locally and 135,000 searches a month in google globally and cost per click is 25.81. Im not saying whether they want to sell the domain name or build it into a site but they wanted to get a rough estimate of the domains worth.

What would you guys appraise this for?

You are referring to "Broad" searches numbers. Change that to "Exact" searches which will give a better picture and it comes down to 170 & 260 respectively.

For domains of these kind you will have to develop them and make them earn. Until then it isn't worth a fortune tbh.

I would appraise it in the $xx range.

You can't just switch the order of words around. That combined with being .net, I can't see anyone wanting to develop this.
