Not very common combination so I estimate low $XX value given it contains "estate". Higher to end-users, this one would depend on end-user need.

It's not, it's a hot market. but the keyword plot hurts the overall domain; based on google results, and domain availability.

When I evaluate a domain, I usually search for the terms popularity in Google in quotes.

So..when I go to google and type "estate plot" it returns 11K results, even "plot estate" only 5K results. So yours is fine. Its just not very popular combination; so you seek an end-user obviously.

To a domain reseller he may NOT pay as much as expected, that's why I appraised it low $XX.
