First excuse me if this thread seems trivial, but I am new to the world of domaining...

I have been trying to understand how domains are appraised. I have read that there are really no set standards for this tasks but I am sure that are some steps used by most experienced domainers, right?

So as an example I started looking for domains recently sold on sedo and also domains up for sale by big names of the industry like Elliot J. Silver, Rick Schwartz, etc.

On Elliot's blog I see debtmanagementtips.com going for $4,500

How would one arrive at this price? Could any of you share with me some steps to take in order to recognize the value of a domain?

I have been using things like google's adword keyword suggestion tool to get a sense of type-in/se value:
*With region set to USA and language set to ENGLISH

[debt management tips]
- local search volume for may is 390
- global search volume is 480

Using compete.com I get no records for the domain

Using archive.org I get no records either

Looking up on Alexa, I get
Traffic Rank: 2,255,074
Average time on site: 1.8 min/day
Site linking: no data
Online since: no data

Whois search gives the following:
Record created on: 2008-10-11 14:03:23.0
Database last updated on: 2009-05-28 18:18:41.903
Domain Expires on: 2010-10-11 14:03:23.

What am I missing? How would I be able value this domain as $,$$$?
What others way should I check a domain in order to see some potential ?

Any insight would be greatly appreciated.

He is selling it at end user pricing assuming he can find a buyer who runs a debt management company. Your analysis is spot on for domainer to domainer sales/pricing. However, if you run a debt mgt company and get a couple referrals a month from SEO advantages by owning this domain - it would be worth the asking price.

No question is trivial - and it's good to ask lots of questions... BTW, if you want to ask me via email, you can find my email address on the contact form on my site and I am happy to try and answer any questions.

There are a few reasons for my price:

1) High paying clicks
2) Valuable leads from a CPA point of view
3) I just did a 301 redirect from an established PR 2/3, which will hopefully provide all of its link/SEO soon, as I just did this in June
4) I paid a good amount for the name in a Snap auction

Although the name appears to be fairly new, it was originally registered years ago. The new site was actually an older site that I migrated to this domain name, as it's a better name. Eventually, the links and PR will update on Google, and it should get the benefits of the former website.

Also, I am not looking to quickly sell it, so it's over domainer market value.

PWeb, one rule to remember is that a domain almost always has more value to a company than a domainer because the end user can secure full value for the traffic and/or seo potential.

A sale is more valuable than a call
A call is more valuable than a lead
A lead is more valuable than a click

@localexperts - thanks for the reply.
"A sale is more valuable than a call

Very true, indeed.

@EJS - Thank you for the detailed explanation. Nice to know I can just email you some questions. I guess I was judging purely from the limited data I could gather and I also did not know how to evaluate the true value of the domain for an end user. Lesson learned.
