I would first like to give a to the appraisal above by @The Durfer - superbly presented, looking at general word, then geo specific combos, with sales and ending with price ranges wholesale and retail. It is a model of how to do appraisals.

At first surprising that the priors are not higher. Berkeley is a well known location because of the famous university with the name, but now that I check the actual population is much lower than I would have guessed (only about 120,000). For a geo to have good high value prospects, need both big population and in-demand service match.

I agree overall with the estimate Durfer gave. If mine would price it $499 somewhere that offered a payment plan option. Of course if from area and do outbound, odds of a larger sale might be greater.

Edit add; This might be a name that might work with some kind of local sales platform if the rules allow that. I mean a free site to list items and services for sale to local area. It seemed the terms of a service we have in our city allow it, and I listed a few province oriented low value names about a year ago and they both sold. Not for much, but I was going to let them drop, so making a little bit was better than nothing in my opinion.
