Undeveloped $x for me as its just such a weird name and if anyone wanted to do this sort of thing they could probably register something similar but slightly different.

Develop it and it could be worth more - but a lot will depend on how you develop it and get it "out there" and how strong you brand it and give it a unique identity that ppl will a) remember and b) return to.

I think you've got a good idea there, though you definitely have to create the directory you describe to make it valuable. I think adminbuffet.com is very brandable because it is memorable and different. Also, only two words, and very easy to spell.

Once its done, it should be great. I'm not sure exactly what the best way to monetize the site would be, probably by either selling ad space directly or some admin related affiliate programs, but whatever you use should make a nice profit. It's hard to come up with a dollar figure for the appraisal though.
