You hand regged it yesterday... it's never been registered previously... well, it's obviously in high demand then! I cannot find a single housing development out there called "Estate Beach" and there's no search volume for that exact match phrase. I'd say $0.

You guys are all talking like domainers looking to score this domain at a bargain price. Yeah, it's probably worth 60-100k for someone looking to flip it, but no one in their right mind is going to sell it to be flipped. For the end user, 250-500k easy. Don't assume that the seller is desperate...

This isn't 1996 man. There's almost no point in registerring names like this. If you contact them they will certainly demand you hand over the domain, or they will just WIPO you. You may get reimbursed for the cost of the domain, maybe not.
