Yes, this has quite a bit of value. I agree with the mid $x,xxx appraisals before me.

As for development... I think a great idea would be something like a Men's Portal. You see a lot of development for female type portals, or malls etc. How about a portal dedicated just to men. Men's shopping, prescriptions, dating, advice, etc. Just something consider.
