Seeking right-brained designer

We're on the lookout for a web designer (or more than 1) that would be available to do some of the design projects we get. We focus mainly on programming and backend development and don't want to spend our time trying to be creative. Because many people come to us for strange development requests, normally a design is part of that and we don't want to do it.

Must's

• be mature (you'd be surprised)
• be available via some form of instant messenger (AIM or MSN preferred)
• be able to provide an accurate estimate of the time it'll take to finish a project
• be well-rounded. If all you do is create web hosting templates, please don't contact me
• have respect for me and what I do. I'll return as much (or as little as the case may be) as you give me.

Preferred

• you're out of school (you only being able to work 30 minutes a day doesn't work for me). If you're part-time and do this during the off-time, that's fine.
• at least 16 years old
• you're a freelance designer and aren't affiliated with a group of designers. I don't want to have to jump through a punch of hoops to get information to you.
• experience with doing real estate sites (nothing specific but just a general knowledge)

In terms of pay, you tell me how much you want and we'll talk. I have other designers that I use to do certain projects (mostly dependant upon availability) so if you prove to be reliable, you'll get more projects from me.
