Buyer: wants com/net/org to make the brand safe and build an internet service
Sellers: com/net/org are not owned by the same person

and owner of .org does not want to sell it because there is a site working on it

In that case does it effect your sale and make buyer change his/her mind

In that case is it better to reg all three ext. when you find a brandable name

Its rare that someone wants all extensions before buying. From a domainer's point of view, regging all extensions of your brandable name would quickly increase your acquisition and maintenance costs, and is therefore generally inadvisable.

But I see how it can increase your leverage. I've bought multiple extension for some of my better domains, just so I can later encourage the buyer to meet my asking price instead of haggling, by saying that if they meet my asking price then I can throw in the other extensions.
