Established Looking to buy webmaster/CSS sites- up to $10,000

Hi:
I'm looking to purchase webmaster related sites, ideally CSS/ HTML tutorials related in topic. My maximum budget is $10k. A few requirements:

Must be established for 3 months or more
Must have very decent traffic
Must be PR 4 or above (page rank)
only .com and .net domains

If your site has little traffic but makes a profit, in general, I'll be paying 14 months profit. However, I'm mainly looking for webmaster related sites with good traffic and easy to mantain, not necessarily making a profit. My offer would be accordingly, then.
