And we have some mortgage terms on ice so we've done lots of research into the Industry

Development costs way too much today to do it right, it's no longer build it and they will come, that era is long dead, you want to develop you got APP costs and then cloud hosting and the 'biggie' is MARKETING.

While not worthless, I don't see it fetching over low to mid xxx by a person that doesn't understand how much development costs today.
