I am looking to buy a domain, and seller is going a bit high because of the following reason:

Average Monthly Searches: 710000
Average Cost Per Click: $1.71 USD
Average Ad Competition: high

Please let me know how do these factors count.

Also tell, how can I check that these factors are correct. I mean how to check monthly searches, etc for domains.

Make sure to check off the "broad" setting and check the "exact" setting and space each word.

Example: web design ; This should return 246,000 global and 49,500 local "exact" searches per month.

You don't buy a domain just on the metrics, you have to look at the domain as a whole.
These figures are not a projection of revenue and hardly relevant.

Listen to infmoney, if the monthly searches is Broad, this may hugely inflate the searches of the actual exact match searches.

If the exact match is 710,000, this is a big value domain with that kind of CPC. You can pm and I'll be happy to give you a domain appraisal.
