Guys, Thanks for your inputs...

Since I know the value would increase substantially if I developed this one, I have no plans to sell it now. However, I am not in the state to develop it now either…recently I got an offer from a British buyer for leasing it for $8 /month for 2 years (still negotiating a deal). That’s why I wanted your opinion.

You can negotiate to get better than $8/month since all other TLD are taken.

If I were you, I would either develop it or lease for at least $50 a month. It's a good name.

The Last offer I got is $15 / month for 2 years, but he would pay me the total amount in advance. He wants the domain only from March 15th but I have to give him an answer within 2 days. I am not sure what to do …

Leasing the name would definitely make the name popular...so would this be a good price to lease???

I leased 1 name and just had to do a stealth redirect to his site.I believe the terms were a month to month basis @$xx per with 2x the monthly lease rate as a setup fee. the lease was severable by either party for any reason,hence the month to month basis.
just my own experience.
