Established Developed Tutorial Site [Appraisal]

Hi,

I just started my own Tutorial site for all webrelated programs, photoshop, flash, 3d studio max etc etc.
but since I don't have enough time to have it developed completly I'm thinking about selling it, with template, all files, images, html, content what's on it now and also the domain name.
Maybe someone has an idea of what should be a good price for it.

also thinking of selling
www.toplistsection.com
with it

any pricing suggestion for the tutorial site and also for the tutorialsite + the other domain would be appreciated
