I think we should be future-looking in investment and look into individual domain. It is not appropriate to compare .app with other ngTLDs as their backgrounds and targeted usages are different. In the actual stock markets, there are many cases that a few stocks can stand out from the crowd in bearish markets.
One reason why I think .app will stand out from the crowd is that Progressive Web Apps (PWAs), a new web technology, is emerging that may replace apps in the future. PWAs are websites which operate very similar to apps and can be searched easily in search engines. On the other hand, apps are hard to be searched in app stores. So developers and companies will develop PWAs instead of apps. .App is more suitable for any app-like websites (i.e. PWAs) than other extensions as it is more relevant to apps and hence may result in better search engine results.
.App is backed by Google and Google is promoting PWAs, so we can see .app is actually supported by PWAs. I think the value of .app increases as the popularity of PWAs increases.
