Thinking of selling my website - How should I go about it?

Hello,I want to sell my 4yr old website. I was thinking about placing a banner that say,"XXX.com is for sale. When you click on the banner it give you additional details,as well as a form to fill out. Should I do this, will this hurt the site?

99% of the buyers only want the generic domain name,not the content or web design.

It will probably hurt any clicks you might be getting, but other than that, I'd go for it.
