I'm going to try and sell this site which I bought last year and did the best of SEO on it that im capable of. I was hoping to sell it once it became a PR5, however, the google update is taking too long and I need the money.
I'll provide the most detailed information I can but if I miss something just ask Ill be happy to provide with the details.

First of all, is the site earning any revenue you say?
I've had adsense with it and its getting a okay clickthrough rate I suppose but the keywords arent the greatest. Its making from 50 cents to $1 dollar with adsense. Im sure that could be improved with some Adsense master techniques!
Here is the proof:
The sites revenue will be up more once it gets its PR5 and starts earning from link sales. I average $150/mo on PR5 sites from link sales only. So that tells a lot!
Why do you claim it will be PR5!?
When i bought the site it had a PR3 from the previous owner. None of those links were removed so the least it could have done is stay PR3. The previous owner knew nothing about SEO. What i did was i submitted the site to about 200-300 directories by myself, by hand. I did some link exchanges. I have a link on my own site: www.vgcity.com to this which is a long time PR5 about to be PR6. (different IP) and i pointed coop weight to the site! All this should get the site a PR5 at least from my experience.

How much coop do i get with this site?
3200 is what the site has been giving and it doesnt go lower than that. Im sure it could go higher though with some optimizing.
3200 coop could be rented out for at least $22 a month so that adds to the value of the site.
How is the traffic?
Ive worked hard to increase the traffic on the site since I bought it and it has gone up from 200 uniques to up to 600 uniques daily at times! Right now it averages mid 400s I believe, here is a screenshot.

How did you increase the traffic?
I optimized for the term "Cheats for PS2" and with only 3200 weight pointed to it I have a page 4 or so ranking in google and a page 1 ranking on MSN. This term gets a LOT of searches on MSN as well you can use the keyword tool to look that up. If you could get #1 on MSN and page one on google (with more weight) you could get an insane amount of visitors.
What do you mean more weight?
Well I believe this sites potential relies in it being almost a year old, because its not sandboxed anymore. This means if you can put more SEO efforts on it a page one ranking should not be a problem. I lack the funds and weight to do this and my main site is a bigger priority right now.

Please do not bash my price, I believe this is quite cheap seeing the future is bright for this site. If you don't like it its simple, don't bid. Anything less than my asking price I rather keep the site and enjoy the product of my work once google decides to update!
