Fee based
DomainAgents: $79 flat fee. Provides buyer & seller support for an Escrow.com transaction.

Lander Only (hack)
The following companies have 5% commissions or less for marketplace landers. In theory, one could adjust the sale price to allow a buyer to pay the agreed upon price. However, landers are public and if someone stumbles upon the lander before the buyer they could purchase it. Up to you to decide the risk(s).
Atom Wholesale Marketplace: 5% commission, no min fee (single name). 7.5% commission (portfolio sales). Buyers must have a min of 10 approved & live premium listings in the Atom Premium domain marketplace to access. (Commission & FAQs) (pointing NS isn't required).
DomainEasy: 9% commission + 3.5% for cc transactions or $50 for wire. Commissions are currently waived making DE a worthy hack option until commission reinstatement. (pointing NS isn't required, thus there is no "public" risk)
Sav: 4% commission (name must be registered at Sav)

Payment Systems
Paypal:
2.99%-3.49% + 1.5% if International transaction + $.30-$.49 fee (fees) LTO supported via "subscriptions" (instructions) *Some NP domainers avoid Paypal when collecting larger amounts due to friendly buyer policies and/or scams. DYOR if you intend to use Paypal. (Paypal scam example)
DataPoint #1: 4.5% total fee taken when buyer paid into business Paypal acct
Wise: 1%-4.2% +$.30 (fees) (instructions) *Card payments are capped at 10,000 GBP and payouts take up to 14 days. Wise policies may be friendly to buyers (similar to Paypal). DYOR research before using this method.

Need a lander? See the Mega List of Landers avail to you!

If you know of another provider, please let me know in the comments and I'll add them to the list.

DISCLAIMER: DYOR research on the commissions and policies above. They are subject to change at any time and I do not claim to be above making mistakes. This is a guide and is intended for you to do your OWN research before proceeding with any provider.

Note LTO is currently non-operational for Afternic checkout links. I'm unclear how long it has been unavailable - and when they anticipate it going live again.

Thank you, @NameGroove — this couldn’t have come at a better time for me!

Just yesterday I was about to close an off-market deal on Escrow.com, structured with an LTO (lease-to-own) — until everything came to a halt. Turns out Escrow.com now imposes a $100 monthly minimum holding fee, in addition to the standard escrow fee. That’s a steep cost for lower to mid-tier transactions and really changes the equation when evaluating the total cost versus the actual purchase terms.

Am I misinterpreting their terms and conditions?

Any other recommendations to help carry out a lease-to-own deal?

And lastly — does Atom manage LTO payments like a true escrow service, or is it more of a broker-style intermediary?

You can read more about Atom's LTO service here https://helpdesk.atom.com/en/articles/9508495-checkout-links-import-lead-via-atompay? (I've included it in the original post as a link (fees).

Another option if it's a smaller amount is to use PayPal subscriptions. Some NP domainers choose not to use Paypal for domaining but some have successfully used it and are happy. For example, @korganian has used this method successfully in the past

Thanks so much for putting this together, @NameGroove – a needed and helpful guide to options.

Although the Dynadot bring lead option is 5% as indicated, if you use the funds for registrations, renewals at Dynadot by adding to your account credit, they have a 2% bonus, so makes it even more competitive. I used this to close a name I sold at NamePros not long ago, and checked that the credit applies.

If one has names at Unstoppable, selling them on their marketplace just carries a 3% commission. I've only recently listed a few and not yet had any sales there.

It is helpful that you divided your list into those where you need to enter information, such as name and email, of the buyer, versus those that create a link you can potentially share with more than one.

Thanks again. Great resource. I had been thinking of doing a NP Blog post on exactly this!

I just completed a sale using Dynadot's bring your own lead feature and saw the 2% bonus. Still waiting on payout so unclear what the 2% bonus means. If I keep $1,000 does that mean they'll credit my account $1,020?

Thanks for letting me know about Unstoppable, I'll look into that and see if they're worth adding into the hack section

If I plan some day to sell in LTO a domain in 6 figures, where to do inbound with link to get the smallest percent fee?
I can't use Escrow directly!

Correct. You still need to wait the 5 days or whatever. But then when the payout window appears if you click the button with 2% bonus to add as account credit.

I pretty well always do this with Dynadot marketplace sales, but I can confirm it worked with a lead sale as well.

For now if you can't use Escrow your options are Atom, PayPal Subscriptions, or a hack.
Afternic is currently down at the moment (but perhaps they'll be live by the time you make this hypothetical future sale). Perhaps other providers will enter this space too by that time.

Dynadot does not have a minimum fee. So it's 5% commission on your sales. Be aware that Dyna's bring your lead feature "is to send domain offers only to individuals you have spoken with and who have agreed to receive offers. Misuse will lead to restricted access."

Alternatively, can your buyer access Atom's Wholesale Marketplace? Putting it live into Atoms Wholesale Marketplace is a hack and runs a small risk of another buyer taking it. But you get to sell it either way. Commission is same as Dyna, at 5%.

For Spaceship, the domain can be purchased through the search path and does not need to be pointed, just verified (can be done via text records). The search can also serve as a link, though it will show the alternative extensions.

Code:
https://www.spaceship.com/domain-search/?query=example.com&beast=false&tab=domains

You said I must have NS pointed to have a sales page. So how can my name show up in Spaceship search? Does it show up if NS aren't pointed? (so no sales page - but still shows in search)?

Yes, it shows up without the sales page, the sales page is just a lander that does not have to be used.

Search for example bible.now on Spaceship, it's using Atom landers but was verified on Spaceship.

Yes, I see it now. I loaded up 4 names into Spacehsips SellerHub that I never verified. Yet they do show as fs in the search path. But they do not have their own Spaceship lander. I've updated the OP

Been researching Unstoppable and they state to list domains on their marketplace "Domains must be in an EVM self-custody wallet, with a 3% seller service fee and a payment processing fee". Further it states payouts are paid to a sellers wallet after 10 days.

I have no idea what an EVM self-custody wallet is (nor do imagine most buyers do). And I do not have a "wallet". These restrictions make Unstoppable's marketplace very niche. Not sure it's appropriate to list them in the OP alongside providers usable by most. However, if others think it appropriate, I'll figure out an appropriate area to add them.

I think options like Unstoppable are going to be too confusing for the average buyer.

Buying a domain is already a unique experience for most buyers so adding in stuff like Web3, wallets, and blockchain just makes it more confusing.

Also, I assume the domain is required to be an Unstoppable? They are a rather obscure registrar that most people will have never heard of.

On a side note, it might be good to list what options require the domain to be registered there.

For instance some of these like Afternic (GoDaddy) and Dynadot are registrars, where others are marketplaces or escrow services.

It would be good to know which options might require a domain to be at a certain registrar.

I'm already quite confused, just found this quote about their marketplace "Currently, only domains minted to Polygon can be sold on the marketplace". What the heck is a Polygon and how do I mint to it?

https://support.unstoppabledomains....icles/48001257695-unstoppable-marketplace-faq

It really seems that is not a "hack" option for most domainers. Perhaps as time passes and awareness grows it'll be worthy to revisit. But even if domainers are aware, you're going to run into serious issues with a buyer unless you pre-educate them about this stuff before you use Unstoppable as a hack.

None of this stuff has anything to do with selling or transferring legacy domains.

It's basically just adding an extra unnecessary and confusing layer.

As someone who has sold thousands of domains to end users, I could not imagine trying to explain this stuff to a potential buyer.
