.net and .org: Continue to maintain steady demand in the technology and non-profit sectors.

2. Emerging Generic Top-Level Domains (gTLDs)
.ai: With the explosion of artificial intelligence (AI) technology, .ai domain names will continue to be popular among technology companies and startups.

.io: Still the first choice for technology, programming and startups, especially for developers.

.app: With the popularity of mobile applications and web applications, .app domain names may become more popular.

.web: If widely promoted, it may become a new universal choice.

I guess a little sidenote would be that .ai and .io are ccTLC's, not gTLD's.

If .web ever comes out, I just see it as just a worse .NET.

Also, unlike .NET, Verisign actually owns the extension.

I guarantee all the best terms will be reserved with high registration/renewal fees attached.

Most of these types have not really caught on. The demand is generally not there.

.crypto / .blockchain: With the development of Web3 and cryptocurrency, these domain names may grow.
These will become irrelevant when the Web2 versions come out, that actually work without the need of any special software or settings.

ICANN won't care about the current use.

If these parties want the Web2 versions, they will have to win a very competitive auction.

Whoever wins, it kind of makes these Web3 versions redundant. IMO.

At this point I generally only invest in COM/NET/ORG and some ccTLD.

I guess a little sidenote would be that .ai and .io are ccTLC's, not gTLD's.
However, Google now treats them as gTLDs.

Meaning that Google don’t consider .ai or .io as localised to a specific country, which would limit a website’s ability to rank in searches unrelated to that country.
