you will need to complete a domain name sale and transfer agreement together, and use an escrow agent. a respected law firm representing a known entity is probably also an acceptable route (been in that situation and it worked out fine). document that the buyer pays for escrow fees to ensure you are paid in full.

Use a broker.

a Lawyer will just push people away unless you fear a TM issue, if they are fishing then you better not ask any money, let them make the offer

In large domain sales there can be a large Capitol Gains Tax. Same as when selling a home.

If you are from the United States i strongly suggest that you create a Limited Liability Corporatoin LLC and make the domain name as asset of the LLC.

Then when you sell the corporation there is only about a 10 percent Tax on a LLC sale.

Now... the question is... who do u need to help you sell the LLC.

I had to bring in a lawyer after the seller wanted to screw around with the original numbers.

We had to spend $25,000 but netted $125,000 so it was worth it.

It's easy for one to claim to be one thing or another over the internet when they're really nothing (see Microguy.net as an example of this)

Any "broker" worthy of handling a six figure sale should be capable of providing you with a number of public, previous sales that they executed successfully. Anyone can fabricate a bunch of "private" sales that never occurred.

The norm is 0.5%-3% for that kind of thing. Some charge an hourly rate instead.
