If you're going to invest in nGTLD's then this is the type of domain to take a chance on.

The negatives are that the .com equivalent is for sale (any big end user will likely try for this first) and I can see the renewal cost is in the thousands.

I don't know in regards to value but I suppose anything is possible. If you told me you sold this for $50k I wouldn't be surprised.

Good luck with it, sadly new tld's never worked out for me and I had some good ones, so I hope you have better luck than me.

smarthomes . com is for sale for $2,000,000. IMHO, the best market for domains like yours is the .com owner. If you want the maximum price, you may have to wait until it sells to an end user. You could also contact the .com owner now and see if they want to buy your domain or advertise it as a package deal with theirs.

Very few times do I see examples in the same caliber or degree to that of which I invest in - and I also invest in GTLDs

That said, this is a wonderful example, a testament to good GTLD investing !

I’d say $25K - $100K + (enduser sale)

If you have the time and money I would definitely build this one out, create a platform in a niche industry for smart home advertisements and charge a monthly fee, grow the traffic, enjoy the rewards

THIS. If you build then plan with a buyer in mind (even if you don't sell). Regular unpaid google traffic for smart home searches will save a smart home company paying $ 4.93 every click. 1000 clicks will cost them $ 4930 or with your name and a ranked site it's costing them zero.

If you are looking to discuss a joint venture between 2 quality domains instead of spamming sub par variations then that is fine

The problem is most people can't tell the difference......

@NickB Wouldn't just listing the name for sale for a much lower price attract the .com owner attention on his own thus giving you the upper hand here ?

As @draco was suggesting if the .com owner did not want to buy it you could maximise your return by offering both the domains for sale as a package - which makes perfect sense as the potential owner would have the perfect .com and nGTLD combo and might (I add might) be willing to pay a premium to secure both of them.....

Otherwise as you say you could undercut the .com owner which lowers your potential ROI - but there is no need to play games, approach the .com owner see what they say and go from there.......

No guarantee the .com owner would even be bothered by the way if it was listed at a lower price - they have the superior domain and it is top draw, why would they be bothered by a .homes extension? - if it sold just another potential end user for them......

an excellent domain ajain! At one time i owned about 60 .homes domains and some pretty good ones like Sunset.homes. I tried my best to get Dominion Enterprises the owner of .homes to work with me and me with them, but to no avail. They've since sold .homes to the .xyz group and maybe you could get some cooperation from them instead of them competing with you:xf.rolleyes:

Please don't buy into the "spam" BS about reaching out to possible interested buyers. Make yourself a good logo or landing page for Smart.homes, and get it in front of as many people as possible. Don't rely on anyone coming to you because as I've learned it's unlikely. Good Luck!
