Just sold InvestReit.com for $55,025.

It was a Handreg back in 9/26/17. So three years.

3 years of renewals about $24.


Reit means Real Estate Investment Trust.

This is officially the highest "Reit" domain sale. The highest one previously was only $24,000.

And the fourth highest "invest" domain sale.

The sale technically happened around Thanksgiving so I have a lot to thankful for.

Special thanks to @epik and @robmonster for facilitating the sale!

And yes I got permission from the buyer first before I posted this.

Not sure if it is luck he gets it right often enough :)
I think he has amazing insights and maybe great negotiation skills or something.
He sold BullionBlocks for 8K recently and CoinMena earlier. All Hand reg

Yup that's me! I'm that guy that will pick up something that's been put out the trash and then make money from it. I could only imagine of someone on here who regged it in 2003 and then 2015 and let it go is reading this now and eating their heart out?

Interesting timing on sale given many reits are struggling to Collect payments from tenants during the pandemic.

Congrats, you doubled up on your last one, next one 6 figures.

Actually I thought that but Reit's aren't just your run of the mill ones.

I'm banking on datacenter Reit's. It's a solid investment.

Also any reit with self storage in their portfolio.

It's easy enough for anyone t check that using tools online. I think over 15,000? But that's my business.

Note. I have been holding bags of cryptos since the beginning.

And 2. I have been selling domains with NDA I can't ever talk about plus sales here and there that are so negligible I forget about them really. $50 $100 sales here and there t end-users for quick flip.some are less than a year old. Many are exact match domains for the address of a big development.

And then of course there is the parking money on domains I snagged that have tons of backlinks.

So before you go and say "oh $50,000 is going to get eaten up with your renewals."

Relax. I've always had my backend covered.
Everytime crypto moons? I sell sell sell. Then pay my renewals.

Or use money from parking or the $50 -$100 sale here and there.

Correct! $127,000 actually. Sometimes you need to feel your out. Don't get that mistaken for feel your buyer up because that will just end ruining the sale and you in jail. Lol

That was the ultimate point of creating this thread. Not showing off. Anyone who really knows me knows I'm not that A Hole.

In fact when someone else makes a big sale I'm the first to cheer them on.

Every big domain sale legitimizes what we do especially in a world that demonizes us as cybersquatters.

Congrats! This is one of the best reported hand reg sales. Really amazing!

What made you price it at $55k? And was the price revealed from the start using BIN (Afternic or lander) or was it just make offer?

Well anyone who knows me knows I don't put buy nows on my domains by design. It just limits potential.

Usually buyer reaches out asks price I look at @namebio and other stats them quote a price.
In this case the prices were for $127k for a .com.au in the "starting with invest" sales and the next one down was $50k+.

Then you factor in coronavirus times and economy.

Ultimately you need the feel your buyer out.

In my case buyer wasn't fortune 500 type but I liked the young man. So I dropped my expectations. But trust me I worked at it. But $50,000 was fair.

I thought that too but few things I considered.

1. He registered the exact match social media accounts. No one really talks about this but a domain with its matching social media accounts taken by others or the buyer ? Kind puts the seller in a pickle.

So here's a thought. Should domainers try to secure the exact match social media accounts for their domains to lock in value?

2. Coronavirus economy = you take what you can get.

3. Payment plans really are a Godsend.

4. The price was originally $50k but got bumped up to $55k to cover transaction expenses plus since it's in installments I needed to get some interest also. Epik was paid 9%. I can say this publicly because seller agrees to the terms.

Note. I noticed I was getting emails from people who were registering free social media accounts that are exact matches for my domain names for $250 a pop.

Basically they somehow can get a list of domains registered that day and pick and choose which ones might be developed and then register the twitter Facebook and Instagram even LinkedIn.

Then sell each for $250 a pop.

I can see a domainers doing this.
Forget paying to hand register domains. Just wait and see what people register today and cherry pick the good ones.

Now that's genius and if you are broke? Great way to make money.

@WhoaDomain.com what's your sell through rate for your 15k domains, let say % of domains sold above $500 . Here everybody talks about 1 to 2% STR per year, but i see something like 0.5% only on my portfolio. whats your take on it. And congrats on new milestone sale :)

I think 1-2% is about right. Again I do have sales under tight NDA's. Those basically covered about 3 years of renewals with profit on the side.

Not really here to give up all my financials to just anyone who asks. You know?

Let's just keep things strictly about the magnitude of the sale.

And as far as me keeping a float and the "concern" relax.

I'm on a Boat!

Nobody else would think that name is worth 50 K or that someone would be willing to pay 50K for that name. He has a skill at picking up names in this case pearls nobody else notices so yes there is skilled hand regging going on.

But getting 50K for a domain that is 3 years old and would only matter to a select few (niche)in a very bad year is a lucky break. Its very hard to justify that price for better names or get someone to pay that amount in general. He is lucky his buyer had the amount he asked for. I am pretty sure less than 2% of sales come in at this range or above.
