Has anyone ever had success building one page for a domain name and selling it as a starter site?

I was thinking about doing this and wanted to know if it works.

These are two different markets. 1) Domains; and 2) Websites. You'd better make your mind straight on what you are selling. Either you sell domain, or you sell website. Your title says "flipping the domains", this shows you don't really understand it well yet.

Flippa would be still the best place to sell sites although we don't talk too much about them these days.
You can also list at valuation.site.

Thank you all for answering, but im slightly confused if i hand regester a domain with no traffic or page rank and try to sell as is thats domain flipping but if i put a page of content and try to drive traffic to the domain and then try to sell it thats a completely different business?

You got it and you can deflate a business hosting it too but I am selling domains only but half have sites or landers on them as may as well make money waiting and and take some off market. Generally turnkey starters sell average names that may not sell at all domain only. If decent domain and site a fair settlement can be reached. Problem is the bother of the site. A domain transfer as well as development is a few clicks more work after sale. I would rather sell domains only overall saves loads of hassles.

Simply put.

(1) You are selling a "name"
(2) You are selling a "name" with content.
(3) A "lander" (for sale page) is a hybrid of both.

Just my thoughts..

I don't think anyone would be ready to buy a one page site unless the domain itself has some potential or is related directly to someone's interest. In case of the latter, there is natural chance of the domain getting sold without any content.

I can see where your coming from. But there's lots of negatives to this idea.

1. Having a portfolio is going to require a lot of work
2. Same with hosting costs - you start building web pages (even 1 page) require hosting
3. If you want a domain sales page go to somewhere like Dan (undeveloped.com )
4. Buyers looking for a domain purchase would rather have a clean domain, Unless they are looking for traffic
5. Your aren't going to be creating any traffic with a single page, listing a domain for sale (so wasted work)
6. Domain Buyers have their own ideas about what they want to do with a domain. Don't distract from that

Where it MIGHT make sense is IF you have a desirable domain AND

1) You potential buyer(s) get a bit "antsy" (concerned) that you will scoop the market / idea by building the site (so they step in before you broaden your reach); OR,
2) You show you have some ability to "do more than just register domains", i.e., help a buyer(s) get over the "I won't do business with a . . cough . . domain squatter"; OR,
3) You start the process of eating into a potential buyer's targeted traffic by now starting to grab BOTH type-in traffic and search traffic; OR,
4) Your initial website serves either as a bit of "proof of concept" or "validation of idea", that is, the domain+website is something more than . . . just an idea.

I've had a few flips that involved early stage websites. I didn't market the website OR the domain, but - by acting - I likely showed / demonstrated / supported one or more of #1-4 above. One two word commercial service domain went for >$50K. (I don't report my sales to the media, nor do I post specifics on forums, etc. Nobody but Uncle Sam really needs to know and I see no benefit from disclosure. The reference here, in this post, is that development did no harm to the domain's value. Rather, it likely enhanced it or helped move things along. Beside, most of what I hold I acquired for eventual development . . but there's only so many hours in the day . . and sometimes life intervenes to make things just a bit more challenging. :-/ )

YMMV. I don't see a serious downside in doing a bit of genuine quality development on a decent domain. Parking revenue has long ago fallen off a cliff so . . as long as it's a decent domain . . go ahead.

If you're hoping to light a fire under a junk domain, a junk "brandable", etc. , thereby transforming the domain into a "hot property", you are likely just pouring time and money down the drain. Build your best first, not your marginal or junk.

I have bought starter sites myself too and thrown them away just for the domain.

Domain and website are two different things, you need to decide which you are targeting.

Personally I feel a single page is pointless, pick a direction, either just sell a domain or build a site and flip the finished product. Just imho.
