For me when selling price is not the problem. Buyers just have no reaction. They are like plants. So what difference will leasing make. Instead of asking 1K should I offer 100 usd monthly payments for 10 months? No because even when price drops to 100 usd they have no reaction. Even when it is free the result is the same.

I have keyword.com, they have keywordnetwork.com.
I have keyword.com, they use keyword.us.
I have keyword.info, they have key-word.info.
they won't upgrade whatever happens.

Maybe whoever controls all the servers in the world don't want me to sell anything.

I agree with Robepik this leasing is definitely the way to go, it's a great model.

$10K month with 200 names @ $50 month means that the 200 names must be very very good names that have commercial intent and must be short 1 to 2 word (radio) popular names. To lease a great domain must be worth at very the least $1000 / $5K to $10K each if you expect to get $50 a month from it.

So lets assume each domain costs $1000 to buy which would be $200,000 in total and your ROI in year 1 would be 60% which would be a fantastic return! A $5K cost per domain would give you a ROI 12% also not a bad return.

It would be difficult in my opinion to earn $10k a month unless you have an amazing portfolio of domains.

How do you know the worth of the domain? Do you use Godaddy's domain evaluator, or free valuator? Or is there a better option that is closer to the real value of a domain?

Interesting thread.

@Epik.com Suppose I take a domain on lease basis from the domain owner and develop a website on it and it becomes popular, what if owner becomes greedy that time and refuse to sell me the name or increase BIN price? After completion of lease period will the owner will be able to develop the same website or based on same niche/concept?

Leasing seems interesting but I wonder if it's a path to making 10k a month. To attract the lease of 200 names you would need to own at least 10X that number of good, maybe premium domains, costing you close to $2,000 a month in renewal fees and who knows how much purchasing those domains in the first place. It's a long road to breaking even let alone making 10k.

To offer a bit of different advice:

First, don't lean too much on yourself (right away) to find good domains. Your newly acquired desire does not make you skilled at picking what will sell. The Dunning–Kruger effect in this business can be so costly and I've learned some expensive mistakes through it (and still do sometimes.) Don't overestimate your abilities because you read some stuff.

Consider purchasing existing portfolios from people who want to sell off their inventory. Make sure they have an existing sales record. I've purchased giant portfolios from people who spent years buying and selling domains who just wanted out. There's always someone and you can usually get a good price. Make sure you haggle a bit. I think this is a good way to get invested quick. Quality with quantity really helps in this industry.

That's just a couple of quick considerations off the top of my head. I've made about $50k in sales so far this year.

P.S. Putting your eggs in one good basket can really make a difference. Don't spread yourself too thin across multiple platforms. A lot of these domains we sell are in a grab bag, we just hope ours is pulled. Making a big mark in one place has been very effective for me.
