no no lol I wish! lol I have a keyword+keyword.co that I'd like to use onlinecasino.co as comp. but I'd like to use it's current perceived price as a comp not what it sold for back in 2011. Thanks.

When I quote closed comparables to buyers not one yet has come back and said “Man, that’s an old sale” however I try not to include old ones unless those are the only one(s) available. I do not include dates next to the comps I present.

I don’t always even spend the time to look up the date on each comparable for example if they come to me via some appraisal tool that doesn’t give me dates. I don’t give them the link to the appraisal tool appraisal itself - of course not - but I will often use the comparables culled from the tool in my spiel to the potential buyer. With no date next to them.

Just as an aside this is another one of those avtar629 threads about something that hasn’t happened yet and might never happen. :xf.grin: We love the guy anyway tho.

do they ever ask. "where'd you get that info from?" That has to come up eventually if it's a smart buyer. or else they just assume (for their benefit) that you pulled it out of a hat.

No. No one has ever asked where’d you get that.

One guy - who eventually did buy at close to my asking price - assumed that I was quoting MY own past sales. I just rolled with it. I didn’t correct him.

Pointless as the only buyer to ever pay the big bucks has already. It is only worth money to one person that is covering the keywords and that is why they covered other extensions. Also pointless appraising a name the owner will never take notice of.

Like previously mentioned, I've never included actual dates when giving comps. I have however, used a statement such as "According to NameBio..." Most end users probably see that and are like "What the heck is NameBio" but it does give them someplace they can go and most likely figure out how to use and reference for themselves if they're interested. Never had anyone really mention anything about previous sales or NameBio when I've mentioned it, though.
