I received in a Uni Newsletter that .HOMES has been released without restrictions. Did anyone else see that and try to register any domains. It was tough going. Most were already taken or very premium prices from the registry. I did manage to get OFFSHORE and LAKESIDE for discounted reg fee :)

Whilst I was searching. I found RETAIL.DOMAINS available, so took that too :)

I know, I scanned .homes for all reasonable keywords already time ago :)

Still, all that does no matter, when it comes to the fact whether end users will give some offers to names which we have registered.

And the cost is not $10 really, it is only discounted first year costs...full renewal fee will be something much differrent (depends on the registrar where you hold it).

The renewal price of all .homes is just around $30, so initial purchase price becomes the only cost factor when choosing keywords in this extension.

Initial purchase price does matter as it affacts ROI. In my opinion, the purchase prices of the very best keywords are too high that significantly lower ROI. And from the sales records on Namebio, the highest sale of ngTLDs is $510,000 (I am sure no investors buy smart.homes because the purchase price is already end user price...).

If the very best keywords cost high $xx to low $xxx, I would buy them.

PS - namebio didn't recognize the extension.

I think NB only show an extension once there is a sale in it. I.e. It is not that they add extensions when released.

Yes, but it is a relaunch not a release. I guess it was released lot earlier.
My point was - Has there been no sales in this extension at all or just not in record.

As I see it none recorded in NameBio or in DNPric.es. With only about 450 registered earlier, most, I would not have expected any sales.

The vast majority of registries do not report their premium sales to NB, and even a solid .com portfolio sells through at a rate of 1 or 2 % per year in general, so statistically with numbers where they are now would not expect any sales for some time.

I think re recent releases .app and .icu each took a few months after launch before we saw the first aftermarket sale, and .page has not yet I think.

Initially this extension was intended only for end users with some nexus to the industry:

now, in desperation, the domain has decided to offer it to anyone who will pay.

Which is why I’d like to see, in a year or two, what happens. Obviously didn’t work out with being offered only to end users.

For domainers: Risking a low reg fee on some of these doesn’t seem like a bad idea but paying real money - well, there’s no good precedent or history with this particular extension.

Yes, agree for most part with your assessment @xynames. This thread has prompted me to look, although I personally have not yet registered any (I may one or two). I would see real value in geo names in the extension for real estate purposes, but at least the ones I checked for this area are all either reserved, ridiculously high premium, or taken.

The extension itself has a definite high value meaning so that is positive. Would be interested in @lolwarrior thoughts, as he is expert in both ngTLDs and real estate.

I am thinking what to say here....well, in order for domain investors be succesful in new gTLDs, they need to get some amazing keywords. Mediocre keywords simply do not sell, at least not in 2019.

I have to admit, as real estate agent, I just love .homes! And personally, I would love to get some large USA GEO in that extension.

But ... registry here is obviously well informed when it comes to value of good keywords, and although I scanned this extension very extensively, I have not registered anything there - it seems only few names slipped through the radar (aka are great, and for standard renewal fee)...some of them mentioned in this thread..

Maybe I have not registered anything as I might be spoiled a little - In past, I was lucky to register some good keywords in similar real estate extensions...and for standard renewals. Which is connected to the fact that opportunities which were available 2 or 3 years ago in new gTLD space, seems not to be available now in such large extent. Also registries are getting more experienced, not only domainers...

Summary of this rant: if you still can get something like London / Homes for standard renewal fee, GRAB IT & NEVER LET IT DROP ...:)

I am sure the Registrar took all city/towns over a certain population, (say 100k) and priced them high.

Well here I will do a 2-minute study on some Geo dot homes

Here in Chicago there are a bunch of big suburbs/cities right outside of Chicago. I will just pick 2 popular cities outside of Chi by about a half hour.

Just checked these 2 dot homes at Dynadot.

Schaumburg - population of 75k
Schaumburg.homes is priced at $3,000

Naperville - population of 150k
Naperville.homes - Not even available yet. Reserved for the Registry.

I am betting that the population is the determining factor of each Geo location dot homes, and I bet that magic number IS 100k that the Registry reserves for themselves to be released at some big dot homes marketing campaign or domain auction later on.

So a Country of London's popularity/population in your example will never ever happen at reg fee.

I seriously doubt any city of 100k or less would be available at reg fee based on my 2 minute scientific research here. Even population of 75k costs you $3,000. Their magic number may even be lower. It may be reg fee only at populations under 50k.

Try it out in your neck of the woods.

I personally do not like such combinations with new g's and I wouldn't suggest to follow this type of patterns with new gTLDs. Yet I am surprised that it is already taken.. :xf.smile:

In the UK, they don't use words like real estate. Instead they prefer words like homes or properties.
So the perception of the TLD is going to be different depending on where you live.

I tried that too and prefab.homes so had to settle for flatpack instead.

I registered highest.homes for an undisclosed fee.

...and I realized that if you "google" the combination of the keywords highest + homes the displayed search results are about the world's most expensive homes - so "highest" seems to be a top "indicator" for "most expensive".

Guys do not get too carried away with out there, on so so terms. Remember this is not a widely associated extension, and there are several competing ones.

Try to focus on the 100-200K population cities with TwoKeyword.Homes that they might have missed at reg fee.

I am a fan of real estate domains, but outside of top tier GEOs and generics, I think there is limited resale value in an extension like this. Even after the "re-release" all the top terms are reserved or premiums basically.

There is a whole other world to the "homes" market other then just conventional Real Estate.... with Smart homes and new products for homes..It's not just the Realtors that have there pockets in the "homes" industry

Registered livable/homes, I thought it would match my livable/design quite nicely.

The demand for livable design and homes is real and growing exponentially.

Did try my luck on mobile/homes, but that one is reserved - like so many others.
