I was browsing through the Appraisal section and came across an article that could be seen as a benchmark for any domain appraisal - self or professional.

What I observed in the appraisal and seems to be essential part:
  1. If abbreviated name, expand and check possible full forms to check which all industries could be your buyer
  2. Check for meaning of each of the words in the domain name
  3. Check for the sale history of the same name - Namebio.com
  4. Check for sale history of similar names (eg. for TLDHUb, you check sales for names starting with TLD and names ending in HUB)
  5. Check for sale history of names containing the keywords
  6. Check the ranking data of the name like domain authority, page authority etc

  7. Number of search results for the term
  8. Check for potential prospects for the domain name and the pricing could be across: Reseller and End users
Pretty fantastic appraisal if you see! Might help everyone who wants to look at certain factors before they value their domain name.

I encountered a few issues in the past with domain transfers, delays in being able to set up new sites etc.
follow a lot of what you listed here. I add a couple extra steps that can also help in my opinion.
I run a Black List check especially if its a domain I plan on build out and creating AdSense income from it.
I also look up USPTO for potential Trade Mark issues.

That appraisal noted in the original post is from Insider's Club professional appraisal (a service open to only certain classes of NamePros membership). I had thought that items from Insider's Club were not to be summarized or noted in other sections of NamePros according to the terms, but possibly I am wrong?

I agree that @Eric Lyon does amazing job on the professional appraisals, just questioning if appropriate to summarize the structure in a public part of NamePros.
