So let's say there is a company called 123BigBurger and I was to buy that domain name,contact that business and then sell to them. Would that be kinda wierd/unethical? I kinda already know the answer I just want confirmation.

No. Never. That is not only unethical, but generally constitutes TM infringement, which can get you into deep trouble. Not a lawyer here, but any experienced domain investor will tell you so...

Technically we say that company has upgraded to their exact match domain name. (if they chose to buy

If you register the exact name of a company because they didn't have the knowledge sufficient to acquire that domain before opening for business is, IMO, wrong. However, if you already own a domain that someone chooses to name their business, is different.
