Is this the correct way to move a purchased website?

Looking at the purchase of a website for the first time. The owner has stated that the site is hosted on his own server and it can stay there for a while so i have enough time to see how it works and to take the files/backups everything i need to move it! My worry is i guess that i could pay for it and never get it. Is this a standard way of obtaining a website after purchase?

Usually the seller send a backup archive with all necessarry files.

But if the seller gives you the credentials to log on his server, there must be a way there to generate a backup archive.
