if i check the keywords of my domain and it comes back on google with 31 million hits is that a good sign of a good domain or not really that important in determining value? i saw a video of a guy from another site say that is one way of evaluating sites,any opinions or experiences would be helpful thanks
please make sure that you check on google with "" i.e. "robbie" - This show you the true search of the keyword on google
but if that right with the "" then yes thats a good keyword!

yeah he said the same thing about using the quotes to check ,I'm sure there are other factors in determining value but it seems like a good place to start so thanks for your help what is your opinion on hyphens I've heard both good and bad,some people say the search engines like them and others say buyers don't,how long have you been domaining?
When you search in Google for the words in a domain, it will tell you how many pages have those words, and if you use the quotes ("") it will tell you how many pages have the words in the same order and together. I still don't understand how the number of results means the value of a domain is greater.
The main reason is while it means that people are using those words together on their page, it does NOT mean that people are searching for those words together as much as they are on the pages.
I think a better tool to use, especially for domain parking, is the Google Traffic Estimator. It will give you an idea of the potential traffic for the keywords and also how much the bid prices are for ads to be shown for those keywords. Keep in mind that for the Estimator you need to enter the keywords with brackets ( [keyword1 keyword2]). You can use quotes too, but the brackets work as you would expect quotes to work, and the quotes work a little differently.
I don't think search engines "like" domains with hyphens, but since the hyphens are treated as spaces, they can clearly see each word in the domain. If there are no spaces, they will only do an exact match to your domain when someone searches for the keywords. With hyphens it is possible for them to do a match on reversed words or just one word.
Most end users DON'T like hyphens, so the selling price may be much lower.
NYC-Property.com & X-Rays.org - Both I feel dont make a differ for SEO but for typein traffic it does have an effect.
