sell site domain name only (question)

Can someone give me advice? I have been offered 30,000 for one of my web site domains. I have agreed to sell domain only. How should it be worded at escrow.com? I don't want to lose my site as I have another domain I can use for it? Your help would be very much appreciated, as I have never done this before.

Hi, gl to you with the selling.

I think it should be enough to word it like "Only the domainname ????DOT??? is sold. The website and the contents are excluded from this sale."

Something like that, where it is described what is sold, what it includes and what it does not include.
