Value in a domain


What would make a domain with a website developed for it sell for high price other than the following factors:
The domain name itself (whether it is generic or words found in dictionary)
Short
Content of the website.

The answer that I expect is something like pagerank or traffic or something else.

Traffic and PR can affect price.

More so, though, is revenue. The more a site is currently making the more someone would be willing to pay for it.

I think the age of the domain/site can also be considered as a deciding factor in setting up its value... the older, the better.
