Another great resource is templatemonster.com. They have some really gorgeous templates that you will have full rights to excluding re-selling the template itself to someone else (you can sell it with the domain name as a site though). I have bought a template through them for a city website where I live called
YourCincy.com. I am still adding content, and will put up several pages worth in the next week. You get everything you see (I changed the colors on the images, html and flash, as well as the google search which is my adsense) for about $60. It is a tremendous time-saver! And I did see some golf-themed templates on the site that were very nice (hint hint).
I will definitely buy more templates from these guys in the future, as their stuff is nice quality, and very cheap in price. There are also some other sites that sell decent templates, but after hours of searching, I would say this one is the best.
I too have decided to develop all the sites that I can. It will earn more money in ads and if I ever sell the sites, I will get far more ROI. So I think you're going down the right path Lorenzo.
